When searching for a property many factors and extra amenities may be attractive to different tenants depending on their budget and circumstances. In this instance we will be discussing renting a furnished property vs an unfurnished property.

It’s no secret that the more that you want from a property, the more you are likely to pay. This is no different if you are wanting to rent a furnished property. Nevertheless, the convenience of being able to move in and only have to unpack your belongings rather than hauling in all your furniture too will feel as though it’s worth the extra cash. It may also save you money in the short term as you aren’t having to fork out for a bunch of new furniture as well as your month's rent and deposit upfront. 

However, if you’re in the market for a cheaper property that you can put your own stamp on an unfurnished application may be the way to go. Furniture doesn’t need to cost the world if you know the right places to shop.

Convenience

It may seem pretty obvious but another plus of renting a furnished property is the fact that it is incredibly convenient. This is why furnished properties usually get snapped up quicker as this is what majority of tenants are looking for. All you need to do is just move in, and don’t need to arrange to pack up and transport a bunch of furniture when you arrive or leave the property. It couldn’t be any easier. 

Nonetheless, if you have your own furniture and have specific pieces you want to include in your home then convenience is irrelevant and an unfurnished property will be the right one for you.

Risk

As with any increase of value there is also the increased risk. This can always be a worry for Landlord when choosing the furniture to buy for their property. However, if any furniture was damaged that appears as malicious damage this is something that a Landlord could include in a Guarantor agreement. Some Guarantor companies, such as Rent Guarantor, now include a malicious damage clause as part of their terms and conditions as well as acting as Guarantor for any rent.

To conclude a furnished property may be the perfect fit for a majority of tenants, although it may mean that you end up paying a little more for the luxury. However, if you are a tenant have acquired their own furniture that they love or perhaps don’t want the extra risk of a furnished property that’s completely normal too. Shop around and find what fits best for you, property is never a ‘one size fits all’ situation.
